Set within Newport’s Historic District, this renovation and rear addition was designed for a longtime resident seeking to update their home while honoring the architectural character of the surrounding neighborhood. The project required careful coordination with the local historic district commission, with specific attention given to the massing, proportions, and detailing of the exterior to ensure compliance with preservation guidelines.
The program includes a new first-floor primary suite within the rear addition to support aging in place, a reconfigured and expanded kitchen, an enlarged dining area, and a new side-entry mudroom and stairwell providing improved access to the lower level and rear yard. On the second floor, existing bathrooms were fully renovated, and custom millwork was introduced in the living spaces and bedrooms. At the lower level of the addition, a new entertaining space and guest suite add flexibility and connection to the landscape.
Exterior modifications include a modestly offset gabled addition to meet setback and visibility requirements, new flower boxes, and a refreshed, color-drenched facade that enhances the home’s street presence while remaining historically appropriate. Site work extends the existing brick driveway corridor, integrates new fencing to screen utility areas, and adds a defined path to a garden dining area.
Two new side entries improve circulation and reinforce the home’s connection to its site, creating a more cohesive relationship between the interior spaces, the landscape, and the broader historic neighborhood fabric.
